New builds · Ontario
Ground-up builds, from an empty lot.
Infill lots, tear-down rebuilds, secondary suites and garden suites. Excavation, foundation, framing and finishing, all run on one schedule.
A new build is decided before the excavator arrives.
What a lot will let you build, how much of it you can cover, how far back you have to sit, whether the services are in the street and what it costs to bring them in — those answers set the entire budget, and they come from zoning and the survey rather than from the drawings.
We check all of it before anyone pays for a design. It is far cheaper to find out in week one that the lot wants a narrower house than to find out at the permit desk in month four.

Questions we get
What people ask about new builds.
Can I build on this lot?
That is a zoning question, not a design question. Send us the address and we will check setbacks, coverage and height before you commission any drawings.
Do you build garden suites and secondary suites?
Yes. Both have their own rules in most Ontario municipalities, and both are a good way to add rental income or house family on a lot you already own.
Tear down or renovate?
It depends on the foundation, the framing and how much of the existing house you would actually keep. We will walk it and give you a straight answer, including when renovating is the better buy.
How long does a new build take?
Months rather than weeks, and permits are frequently the longest single stage. We show the permit window separately on the schedule so you can see what is construction and what is waiting.

Got a lot, or a house worth replacing?
Send us the address. We will check what the zoning allows before you spend anything on drawings.
